Start With a Lender Conversation
Most lenders don't handle modular construction loans or even understand what they are. The ones that do usually have payment schedules not suitable for the builders you work with — our lending contacts below are the exception. They specialize in exactly this and can pre-qualify you before you finalize your plans.
Land & Site Documentation
Your lender needs to know the home has a permanent place to go, with water, septic, and access sorted out.
Your Zook Cabins Agreement
This step is on us. Zook Cabins prepares the paperwork your lender needs about the home itself.
Plans, Specifications & Approvals
Modular homes are inspected by a third party right in our plant and carry a state insignia proving code compliance — we document all of that for your lender.
Budget, Draws & Appraisal
Construction loans pay out in stages ("draws") as work is completed. Your lender will also order an appraisal based on your plans before the home exists.
Insurance During Construction
Your home needs coverage from the moment construction starts until you move in.
